Landlord VerificationRental Qualifications

Once you’ve found the home for you, please complete our convenient online application. If for some reason you should encounter any issues during the application process, you can count on our leasing team at (844) 244-3431 for support.

Our application process takes 3-5 business days or longer, depending on receipt of required documents. Once you submit your application, we will need to process your landlord verification, criminal background check, and credit check. We will also need to receive proof of income, and a photo I.D. The landlord verification can be found in the documents box to the right. For more detailed information, please refer to our Rental Qualifications.
Application Process
  • All applications are completed online. Click “Find A Home” to view all of our available properties.
  • Complete the online application by selecting “Apply Now”.
  • All occupants over the age of 18 are required to complete an application.
  • There is a non-refundable $45.00 application fee for each adult to be paid during the application process. Please note, this fee is non-refundable regardless of the screening outcome.
  • During the application process, a credit and criminal background report will be run and rental history will be verified. Requirements for these can be found in our Rental Qualifications. Please review our Rental Qualifications prior to applying.
  • Applicants will need to supply a copy of their most recent pay stubs of the last 30 days or other verifiable proof of income, photo ID, and a landlord verification form. An application will be processed for a final status within 3-5 business days once all of the documents are submitted.
  • Occasionally, we receive multiple applications for our homes. In this case, we process all applications received until we have an approved applicant who has paid the non-refundable $500 holding deposit.
  • A property will only be taken off the market with a non-refundable $500 holding deposit in the form of certified funds. This will need to be submitted at the local office, once the application is approved. The non-refundable $500 holding deposit will go towards your security deposit once you’ve moved into the home.
Applications

Each adult (18 years or older) expecting to reside in a home managed by Silver Bay Property Corp. must fill out a rental application and show a valid government issued ID or proof of legal residence status with a visa. Inaccurate, incomplete or falsified information will be grounds for denial and may be grounds for breach of any lease you may sign.

Income/Asset Requirements

Applicants must have documented gross monthly income equal to or greater than 3 times the monthly market rental rate or liquid assets (regular savings, mutual funds, short-term certificates of deposits, etc.) that are equivalent to at least 3 times the total lease value. Commissions will be accepted as part of the gross income calculation, if documented over a 6 month period. Income will be verified by one or more of the following methods as required by management:

  • Two of the most recent pay stubs for each applicant;
  • An offer letter from your new employer on company letterhead: If at current employer for less than one month;
  • A copy of the previous year's tax return or a copy of your W-2 if you are self employed;
  • An official letter providing retirement or disability income or social security benefits if applicable
  • An original court ordered document reflecting payments of child support or alimony.
  • Proof of pension fund payments, 401 K or other investment fund accounts if applicable.
Co-Signers

Co-signers may be used for applicants who have inadequate income/salary, credit or rental history. Co- signers must fill out a rental application that must be processed and evaluated based on the Rental Occupancy Standards, must have an annual gross income equal to or greater than 4 times the annual gross rental rate excluding all specials, if any. In accordance with the policies of Silver Bay Property Corp., these guidelines are used to ensure fair and equal service to prospective and current residents. Silver Bay Property Corp. is dedicated to providing a quality living environment and exceptional service. If we reject or impose additional conditions due to credit information, we will send an adverse action letter.

Credit History Requirements

We require that applicants have good credit. In the case that an applicant does not have established credit, it is management’s sole discretion to determine if background and income verification is sufficient to approve the application. Applications may be denied if an applicant's credit report shows that the percentage of derogatory credit items exceeds 50% of all credit items or an un-cleared bankruptcy. We do accept co-signers or payment of lease value in full in lieu of fulfilling credit history requirements.

Rental History Requirements

We will verify at least two years of acceptable rental history for each applicant. If your rental history discloses an eviction or a skip in the last 7 years, any unfulfilled rental agreements for which you have not made full restitution, three (3) or more late payments or two (2) or more non-sufficient funds payments in a one-year period, your application will be denied. For evictions, skips, or unfulfilled rental agreements, if you provide verifiable evidence from the prior landlord that all balances have been paid in full, your application may be approved with conditions as described below. We do accept co-signers or payment of lease value in full in lieu of fulfilling rental history criteria.

Criminal Background Requirements

A criminal background check will be conducted for each applicant. Applicants with certain violent crimes, crimes against children, sex crimes, or certain theft/fraud crimes will be denied. Certain other felonies and misdemeanors may result in denial if conviction is within the last 7 years or if there are multiple convictions within the last 5 years. We do not accept co-signers or payment of lease value in full in lieu of fulfilling our criminal background requirements.

Accept with Conditions

An application may be approved with conditions if it is found that the income, credit or rental history requirements are not met. Applicants recommended as "Accept with Conditions" will be required to pay an additional security deposit. The standard security deposit requirement is equal to one month's market rental amount.

Section 8 Applicants

We do not participate in Section 8 home rental programs.

Occupancy Standards

The occupancy standard is 2 persons per bedroom and one additional person.

Renters Insurance

Renter's insurance is required with a minimum coverage of $100,000 in liability and property damage for loss, theft, damage, or destruction of any personal property owned. Silver Bay must be named as an interested third party on the Renters Insurance policy.

HOA Applications

Some Home Owners Associations (HOA) may require an additional application. In this case, Silver Bay application approval does not guarantee association approval.

Pets
  • Pet Fee:  Any Resident with a cat or dog shall pay Landlord a *non-refundable Pet Fee of $300 for 1 pet or $500 for two pets. The Pet Fee shall be waived for any verified guide dog or assistance animal. *Refundable in California
  • Number:  No more than two (2) pets may be at the premises regardless of whether a pet is just visiting or approved in accordance with the lease.
  • Weight:  The combined weight of all animals in the home may not exceed 150 pounds and no single pet may weigh more than 85 pounds.
  • Care: All pets must be restrained by leash, carrier, or cage when out of the home.
  • Assistance Animals: Notwithstanding the following, any guide dog or other assistance animal needed by a disabled resident will be permitted upon verification that the resident qualifies as disabled and requires animal assistance.
  • Acceptable Pets: Dogs, Cats, Birds, Small Caged Mammals, or Fish
  • Prohibited Pets (including, but not limited to): Livestock, Farm Animals, Poisonous, Dangerous, or Exotic Animals
